Short-term capital for investors
When a deal won't wait for a long conventional underwrite — or the property needs work before it can refinance into a rental loan — hard money, bridge, and fix-and-flip financing can fill the gap. I work with hard money and DSCR lenders so investors can compare structures.
Business-purpose loans: Hard money, bridge, fix-and-flip, and many DSCR products are for investment or business purposes only — not for owner-occupied primary residences.
- Hard money / private money — asset-based, shorter terms, often interest-only during rehab
- Bridge loans — temporary financing between purchase and sale or refinance
- Fix-and-flip — purchase plus rehab funds with a plan to sell or refinance
