Built for self-employed borrowers
If you own a business, freelancing practice, or 1099-based income stream, traditional W-2 underwriting may not reflect how you actually get paid. Bank statement loans (a type of Non-QM financing) let many lenders review personal or business bank deposits over a set period — often 12 or 24 months — to support income.
Non-QM note: Non-QM loans are not eligible for purchase by Fannie Mae or Freddie Mac and may have higher rates, fees, or costs than agency loans. Terms vary by lender.
Documentation paths (vary by lender)
- Personal bank statements
- Business bank statements
- 1099 income with supporting statements
- CPA-prepared or tax-professional P&L statements, where accepted
