What is a DSCR loan?
A Debt Service Coverage Ratio (DSCR) loan is a non-QM investment property loan that qualifies mainly on the property's rental income compared to its monthly housing expense, instead of your personal tax returns or W-2s.
DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance, and HOA dues, if any). Lenders set their own minimum ratio requirements.
Business-purpose loans: Hard money, bridge, fix-and-flip, and many DSCR products are for investment or business purposes only — not for owner-occupied primary residences.
- Self-employed investors with complex tax returns
- Investors growing a rental portfolio
- Purchases and cash-out refinances of investment properties
