Condos need project approval — not just borrower approval
In South Florida, many purchases are condos. Lenders review both you and the condo project: reserves, owner-occupancy mix, litigation, insurance, and commercial space. A condo that isn't approved for Fannie Mae/Freddie Mac is often called non-warrantable.
- Warrantable condos — typically eligible for conventional agency financing
- Non-warrantable condos — often financed through Non-QM or specialty condo programs with different down payment and pricing
- FHA / VA — project or single-unit approval rules apply; check early
- Ask about reserves, special assessments, and milestone/structural inspection status
- Flood and HO-6 insurance quotes matter before you finalize numbers
